Eligibility
To be considered for the position of Associate Principal – Legal at Godrej, you must meet the following eligibility criteria:
- Educational Qualification: L.L.B, L.L.M
- Experience: 11-14 years (preferably from a law firm or Real Estate or PE fund industry)
- Skills:
- Drafting (Contracts and Pleadings), Negotiations, Legal Research.
- Ability to manage multiple projects/negotiations simultaneously in very tight timelines.
- Good command on qualitative drafting skills.
- In-depth knowledge of legislations and regulations relevant to Commercial real estate.
- Exposure to handling customer disputes and negotiating with land owners.
Roles & Responsibilities
As an Associate Principal – Legal, you will have a wide range of responsibilities. Some of the key roles include:
Supervising and Monitoring Projects Site
- Devising the sequence of various activities to be conducted on-site in coordination with key stakeholders such as contractors and PMCs.
- Overseeing all operational activities (MEP, Civil, Planning, etc.) on-site to ensure they are progressing in line with project timelines.
- Coordinating with the design team at the site to ensure that all GFC drawings are brought in as per the schedule.
- Reviewing the drawings in joint discussions with architects and consultants to anticipate any risks and highlight them.
- Ensuring that all quality and safety compliance standards adhere to established SOPs and guidelines.
- Analyzing the demands for materials requirements on-site and providing necessary approvals for procurement.
- Coordinating with the Facilities and Handover team during the handover process.
- Ensuring the scope of responsibility for different snag issues is established and rectified by the projects team.
- Driving the training schedule and ensuring that the same for all PMCs/contractors on-site are duly conducted.
Driving Site Reviews and Budgeting
- Facilitating smooth pay-outs to the contractors/vendors/PMCs by coordinating with the Finance team as per the need.
- Monitoring daily/weekly progress and manpower reports, scrutinizing them to identify any deviances/anomalies, and taking appropriate corrective action.
- Coordinating with the Liaison team for any government authority visits for various approvals required.
- Liaising with Head Office teams for various internal and external audits to be conducted on-site.
Key Interactions
- Internal: Development Team: For coordination, reviews, and inputs on all project-related matters. Design Team: For discussions on GFA & GFC drawings, RFQs, etc.
- External: Consultants & Vendors: PMC, Labour, Material Suppliers. Liaison: For coordinating various inputs required for GFA drawings to seek RERA, MOEF, and other government approvals.
Job Purpose
In this role, you will be responsible for various legal aspects related to real estate transactions. Some of the key responsibilities include:
- In-house drafting of all transactional documents such as Leave & License agreements, Vendor Agreements, Channel Partner Agreements, NDA agreements, sale deeds, lease deeds, power of Attorney, etc.
- Conducting title due diligence of the property and handling the entire due diligence process during the transaction period.
- In-house drafting of all contracts/documentation such as application forms, buyer's agreements, lease deeds, etc. and timely closure of documents/agreements from a legal perspective.
- In-house drafting of legal notices, pleadings related to disputes/litigations.
- Conforming with all legal requirements related to agreements.
- Providing timely and correct legal opinions as required by the company.
- Validating various debt covenants while raising debt from lenders.
- Leading negotiations with lenders and securing the best terms for the organization.
